Designing Your Dream Home

If you have ever dreamt about designing your dream home, you will truly understand how difficult this can be.

There are literally dozens of styles to choose from, budgets to consider and thousands of tiny decisions that need to be made along the way.

We’ll show you what one exciting new builder has created with our beautiful range of products.

Dream Big

Everybody needs a dream right?  Something to work towards, a goal, something you want to achieve in life…

One of those dreams may be designing your dream home!  Many people think about this on a daily basis, and maybe you have already achieved it.

But what if you haven’t yet?  We’ll we’ve got news for you – we’re going to take you through a project that’s spread over 4 homes, that we hope will inspire you to make your dreams a reality.

Reality Bites

While you lay in bed at night thinking about designing your dream home, chances are that one of the things you think about the most is budget.

Yep, the dreaded B-Word!  Unfortunately it’s usually the defining factor of most builds or renovations.  And creating something like your dream home, usually isn’t cheap.

But let’s talk about some ways that you can stick to a budget and still get what you want.

First things first, be honest with yourself about the budget.  Don’t waste your time or energy wishing you could have this or that.  This only leads to disappointment and stress before you even begin your build.

Break it down carefully into categories such as:

  • Builder/Trades/Landscaping
  • Kitchen/Bathrooms/Laundry
  • Fixtures/Flooring/Painting

Of course there are loads of sub-categories that come under these areas, but start big, and over-estimate!  As they say, time is money and everything takes a bit longer than you may think.  Which in turn, costs more as well…Always include at least a 10% buffer into your budget for when unexpected costs come up.  They will come up, and this buffer will help ease the financial impact and stress.

But it’s not all doom & gloom!  There are so many amazing builders and tradespeople out there, just itching to help you.  Designing and creating your dream home takes time, money and alot of effort, so it’s imperative that you have a clear budget and do your best to stick to it.

You don’t want to get close to the end of the build, only to realise you’ve run out of money. Be proactive.  Look at it, and manage it daily to ensure you’re aware of all the daily transactions and question anything that doesn’t seem right.

Dream Team

Designing your dream home in your mind is easy…But actually building it, is a whole new ball game!

Enter the Dream Team…this is where you NEED to have a team of expert builders and tradespeople to make your dream a reality.

It is so important to meet with builders and tradespeople before you engage them to work for you.  You may be dealing with some of these people for up to 6-12 months.  So it becomes a relationship that requires great communication, passion and the same focus on your vision.

If you meet with a builder or tradesperson,  show them your plans,  inspo pictures, and moodboards.  They should show interest and confidence that they can help you create your vision.  If they make a funny face, try to change what you want, or don’t seem confident – call someone else.  They are not meant for your dream team!

Call it intuition…but sometimes it can be a gut feeling, or word of mouth.  Maybe you’ve had a friend, relative or co-worker that used a particular company, and you loved the results.  It’s definitely a vibe that you will get.

Jump online and check out their social media pages, look for reviews on popular trade websites.  If they are booked out for 6 weeks in advance, these are the people you want helping you.  They are busy for a reason, usually because they are quality tradespeople with great reputations.

Most importantly, always check that your builder and tradespeople have the applicable licenses, qualifications and insurances.  You don’t want to be left liable if something untoward happens with your build.

Insider Tip – Don’t be put off if your builder or tradesperson doesn’t have amazing social media pages or a whiz-bang website.  Some tradies have been in the business for many years and don’t need it.  Sometimes the best tradespeople only need word of mouth, and let their work speak for itself.

Dream vs Reality

We’d probably be lying if we said we didn’t want a large, luxurious home that suited our lifestyle and was decked out will beautiful new furniture and accessories.

But in reality, most of us would need to ensure that we are getting the best quality products and trades, at the best price.  This is where you truly need to do your research!  And the internet is a perfect place to start.

Look for local tradespeople, as they will likely have accounts with local suppliers who may offer discounts.  Beware though, it can sometimes be more cost effective to source and buy your products directly.  Some trades will add a mark-up for having to take the time to source, order and pick up materials, so don’t be afraid to tell them you need a better price.

If you can stretch your budget a little further,  it can also be helpful to have a project manager.  They will cost money upfront, but having someone there to manage all the trades on a day to day basis is priceless.  A project manager can also save you money in the long run, by ensuring things don’t run over-time.  They can also help avoid errors before they are made or constructed.

There will always be issues, complications and mistakes on any build or renovation.  So when this happens, try and stay calm and work with your team to move forward.  Easier said than done sometimes, but try and keep the big picture in mind.

Dream Catcher

Now that your dream home is becoming a reality, it’s time to get choosing the fun stuff!  This is where you need to make sure you keep a few things at the forefront of your decisions.  Things like:

  • Keeping true to your style – check over your moodboard to ensure you are in line with your original vision.  It’s easy to let the influence of your builder, trades or friends sway you.  So while their advice is important, make sure you are getting what you want & pay for.
  • The B-Word – again, make sure you stick to your budget.  It’s hard if you’ve fallen head over heals in love with a $5k stone bath tub!  But be realistic, as you are likely to have other areas of the budget run over, so things like materials are quite easy to control
  • Spend vs Save – there are a few things where you can really save a lot by shopping around.  The internet is your friend.  Look for online bargains for some things.  But if there’s a statement piece that you must have, go get it!  After all, you’re designing your DREAM home!!

While most people would consider this the fun part of designing your dream home, it can also be quite stressful.  Things like tiles, tapware, and kitchens are going to be in place for a long time, so it can be overwhelming at times.

If you are finding it difficult, enlist the help of some experts.  Engage an interior designer, colour stylist and even our Sales Consultants…this is what they do day-in day-out, and they know what works.  So don’t be afraid to ask for help if you need it!

Keys to Success

When you are finally handed the keys to your castle, you should feel like your dreams have come true!

And whilst there are so many things to think about before you even start building, making sure you have a plan is crucial.  You will even need a Plan B and sometimes a Plan C with some builds, so try and ensure you have backup and support from your builder and tradies.

There is so much help available, so be sure to ask questions so you understand what’s involved at each step of the build.  This will help you to keep your budget, and stress under control.

Last but not least, take advice from the experts but don’t be afraid to push the boundaries of materials, colours and design.
